Services and Work Stages

1.

Preparation & Brief​ 

  • Discuss your requirements and aspirations for the project, budget, style, sustainability, programme

  • Research site constraints and restrictions

  • Research nearby planning applications and local policies

  • Establish project brief

2.

Concept design & feasibility studies

  • ​Site visit for measurements and photos

  • Prepare existing plans and elevations

  • Prepare concept design feasibility studies, usually several options

  • Prepare an approximation of construction cost, or Provide information to others for cost planning.

  • Discuss options and agree preferred option

3.

Planning Application

  • Prepare draft planning drawings of preferred option

  • Discuss any required changes and revisions

  • Advise on local authority planning fee

  • Submit planning application or certificate of lawful development

  • Provide any extra information the planning department might need

  

4a.

Building Regulations submission

  • Advise on required other consultants such as structural engineer, services engineer

  • Coordinate and integrate any work by consultants, specialists and suppliers for first fix products

  • Prepare drawings and specification for building control application

  • Submit building control application

  • Provide any extra information building control might need

4b.

Technical design & Tender​

  • Prepare schedule of works for tender

  • Prepare drawings for tender including drawings of existing, demolition, proposed

  • Circulate tender Pack to recommended contractors to enable quotations to be provided

  • Provide any extra information contractors might need

  • Aid in selecting the most suitable contractor

Interior design

4c.

  • Liaise with client and/or interior designer in selecting second fix finishes and products

  • Coordinate and integrate any work by specialists and suppliers

  • Prepare required detailed drawings such as bathroom and joinery drawings

  • Prepare finishes specifications

  

5.

Construction

  • Advise on a suitable building contract

  • Advise on contractors programme and payment schedule

  • Monitor the progress of the Works against the Contractor’s programme

  • Construction supervision, site visits during construction

  • Conduct snagging report, issue final certificate and advise on defects period

  

​* Some projects may not require planning permission and some may require additional services prior to planning application such as an application for pre-planning advice, meeting with the council and coordination of reports from other consultants.

** Tender can be done at different stages while providing more or less information, providing more information to the contractor before construction will usually increase quality and certainty on costs
